Proposed 3-Story Office Building at Jetton Roundabout

Off of I-77 Exit 30, Childress Klein Properties is looking at a long-vacant lot on the Jetton Street/Griffith Street roundabout for a three-story, 50,000 square foot office building. The building's brick design was approved by the Design Review Board on August 21st and will be called Two Harbour Place. Town staff and Mecklenburg County must approve the developers site plan once it is submitted before construction begins. The area the building is in is referred to as the Northeast Quadrant Conditional Planning Area and was approved in 2004 and updated in April 2012. Lately, developers have been showing more interest in the Exit 30 area since MSC Industrial Direct began building a co-headquarters on Harbour Place Drive. Last week, the Design Review Board gave its OK to the design which included cornice lines, punched openings, multiple entries and two terraces. Like the One Harbour Place office building at the first roundabout off I-77, the brick will match. The developers can build a 2 to 4 story commercial building under the existing conditional planning area approval. Up to 25 percent of the building's square footage can be mixed-use with residential units on the upper floors. The Davidson Planning Staff supports the approval of the project in analysis of the proposal.
