This Sunday I rushed home from my mothers home about 4 hours away in the middle of the gorgous Cascade Mountains to meet one of my out of town buyers with whom I had an appointment to show homes to in the afternoon.  I got home a bit early and waited patiently for him to call me after his luncheon as we had planned.  About 30 minutes went by and I never heard anything from him, so I gave him a quick call.  I was surprised when I finally got ahold of him and he let me know that his plans had changed for lunch, that was cancelled and ended up having the day open.  Since he had all of this free time, you'd think he would call and let me know that his schedule had opened up(he didn't know I was visiting out of town.....yet) and ask me to go looking earlier, NOOOO, he called another Realtor!  So, imagine the thoughts that were running through my mind after driving for 4 hours to make our appointment only to find that he was driving around with another Realtor!  Not only that but my mother was scheduled for surgery the next day and if I would have known that I didn't have an appointment with him, I would have stayed there to be with her for that.  So, I sat down and wrote this letter and would love to share it with you in case this happens to anyone in the future....

 

Dear Flaky buyer(I didn't really put that in there but wanted to!!)....

I am sorry that today didn't turn out as planned.  I certainly understand that you are trying to cram as much as possible into your brief stay here and have to work with your future employers schedules.

Moving forward, I feel that I should share a couple of thoughts:

I work really hard at being a Real Estate professional, utilize every resource to help find my clients find the best home in the right location and for the best price and I make myself available - juggling my schedule to best suit my clients needs. 

This happened to be a tough day to do that as I was visiting with my Mother (who lives four hours away).  She is going in for major surgery tomorrow.  Imagine my disappointment after driving back to Spokane early to make our 2:30pm appointment, only to find out that you are out with another agent.  

Some agents insist upon signing a BUYERS AGENCY AGREEMENT with their clients...I choose not to use this form because I would rather my client chooses to work with me based on my knowledge and professionalism.  If I have not performed to this level, please let me know where I can improve; otherwise let me know when your next opportunity to look at houses will be.

Short and too the point!  He actually called me the next day and apologized....we ended up getting together last night and looking at homes of interest and we are back together!  I hope that this will help anyone out there, feel free to use my letter if you need it(hopefully you won't!).  I also let him know that we Realtors don't get paid until a home closes so one of us isn't getting a paycheck.  (I also asked him who it was so I could send the poor guy who wasted his Sunday away from his family) a referral to help him out also.  We have to stick together and look out for each other.  I spent 3 days the last time he was here looking at homes with him, his wife and 2 small children so I wasn't letting him go that easy!

Way to stick with it Donna, I think I may fire too many clients myself.  I give them 2 calls in a 20 minute period max and if they do not respond I give them the boot.  I wish I had your patience.

WOW!  Very professionally put Donna.  I am very happy that he came back to you.  Under the circumstances with your mother and all, I am not sure i would be thinking that clearly!  It is very impressive being able to turn the tables on him in a professional way.  Well done!

Thanks Casey!  It's one of those things that I needed to do for the sake of preventing ulcers...not knowing how it will turn out!  It worked out nicely in this case!  Have a great week!!
