Thank you Peter den Boer from Woodstock Ga for a great point! Asking sellers to review their photos when listing a home is important. I also ask my sellers to review their MLS Sheet for accuracy. A seller knows their home better than I do even though it is my job to describe the home in MLS and ask all the right questions of a seller for MLS input. Sometimes the drop down selections grab the wrong item, like dual air units when there are 3 units or gas hot water when it is electric. So I send the MLS Sheet and Photos to my sellers immediately for approval after input and ask for any changes ASAP.

You are right Peter, good homes that are staged well, good locations and clean should sell quickly not sit on the market only to expire, which is a disservice to our clients.

Great Agents are out there who give 100% to sellers including good photos, I use a professional a photographer and virtual tour for my listings which pushes them higher on search engines as well.

Agents do a remarkable amount of followup on meetings, calls, inspections, contracts and the such. Did you know that as the seller you should too? In particular, I was looking at homes this morning that have expired, or not sold in the time allotted by the listing agreement, and was struck by the fact that most of these listings had photos of the homes that were dark and out of focus. I wonder if that is a coincidence?

I don't think so. On one home in particular, there was one photo that was so dark I could not tell what it was. Do you think this makes potential buyers want to see this home?

When you entrust the sale of your home to a Realtor, please ask them to send you a link to the MLS posting of your home. You absolutely deserve and need to know what your listing looks like to other agents and buyers. Does the listing portray your home in a good light? Is it accurate? These are things sellers need to do.

In this market, homes in good condition and priced correctly are selling fast. There is just no good reason for a home that meets these criteria to expire without selling. I make sure that my photos of your listing will be clear and bright, representing your home the way it should be done.
