Want to make your home appealing to potential buyers but don’t have the money to shell out for a professional home stager? No worries! The Erik Hatch Team presents you with these dirt cheap home staging tips that you can do on your own to help your house SELL!
Pack away personal items. Your family photos under Salem Sue are not going to sell your house. Neither is your kitschy thimble collection. Your home is your personal space, it should be, but when selling your home, you must remember that buyers need to see it as their personal space, which is hard to do with photos of you everywhere.
Clear away clutter. This is your kick-start into pre-packing. Your closets should be a maximum of 50% full and counters should be empty of everything non-essential. The exception: your garage. This is the one area that is totally allowed to be messy. Everything you’ve pre-packed out of your house can go straight to the garage. You’ve listed your home, you’re obviously moving, nobody will be offended by the boxes in the garage.
Rearrange and neutralize rooms. Less is more. Keep rooms simple and don’t overcrowd with unnecessary furniture pieces. Experiment with rearranging your furniture and see how the flow of your house changes. If you’ve made some bold color choices when it comes to paint, now is the time to neutralize. Your potential buyers may not have the same color palette in mind.
Scrub and deodorize. Nobody wants to own the smelly house on the block. Scrub any surfaces that may retain odors (i.e., wood trim, cupboards, fridge, carpet) and invite someone over for a quick sniff test. Some odors you may be used to and not notice, but your buyers will, however faint they may be.
Enhance curb appeal. Think of your house as someone on a first date. Put a little extra effort into the outward appearance. Make sure your lawn is neat and not overgrown, your shingles are not falling off, and none of your windows are smashed in by fly balls.
Ideally, these tips should be quick and easy enough for you to accomplish right away and aside from some cleaning products and a couple cans of paint and primer, should cost you next to nothing. Keep in mind that it may be necessary to spend to sell. As much as cost is a factor for you, your buyers are considering their costs too. When buyers walk into a house, they automatically think, “what is this going to cost me?” Doing this should help buyers see the potential of buying your home, rather than focus on the financial burden of buying your home, and if you have a fantastic real estate agent representing you, they’ll know just how to showcase all the great selling points of your home.
