How Do You Sell a Vacant Home?

As a home stager in Montgomery County PA, I'm against showing a vacant property. A home stager's goal is to make a house a home. The right furniture, accessories and paint can work wonders on a home. We create the environment for a potential buyer to fall in love. It's extremely difficult to invoke that same feeling with a vacant house. There's no "I can see us having family dinners here" or "I can see us hanging out and watching TV in here". But sometimes things happen where you can't hire a home stager to create that environment. So how do you sell a vacant home?

Since we can't fill your home with furniture, buyers will be looking at every single detail in your home. From the walls, floors, ceilings, light fixtures, cabinets...you name it, they'll look at it. So it's in your best interest to make sure these items are in tip top shape. Follow these tips on how to sell a vacant home to increase your odds of a sale.

Flooring-Make sure it's clean and not damaged. Ensure the carpet isn't rippling in the middle of the room. If necessary, replace the carpets in a neutral shade.

Paint-Refresh your paint. If you have a bold color on your walls, paint over it in a neutral shade like a beige or gray. If you already have a neutral color, make sure there are no divots or chips on the walls. And don't forget about the trim!

Lights-Ensure all of your light sockets works. Burnt out bulbs give off a "not cared" for vibe.

Appliances-Make sure they're as close to clean as new as possible. Not a fan of cleaning? Hire a local cleaning company to do all the dirty work.

Doors & Entry Ways-Make sure all doors (cabinets, closets, built-ins) open freely with no problems.

How do you sell a vacant Home? Selling a vacant home is tricky because most buyers can't visualize themselves living there. But by having a pristine and well kept vacant home will give you a leg up. It's especially important if you live in a young family market because they want move in ready. Take it from a Montgomery County PA home stager, clean and empty is always better than in disrepair and empty.

If they can spruce things up and eliminate a lot of negatives, the buyers "to fix" list will be greatly shortened Barb.
