I always tell sellers: your first showings are online! Potential buyers will decide whether or not to tour your home based on what they see when searching on the web. That is why it is so important to have high quality photos of your (decluttered and staged) home attached to the listing.
Sellers make a big mistake when they don't look at their home online and examine how it comes across to potential buyers. I've seen photos of homes taken at night, with flashes bouncing off mirrors and glass doors. I've seen pictures of closets, of cluttered bath vanities, yards full of leaves and unmade beds. One time I saw dirty dishes in a sink. This is a huge turnoff to a buyer--and to the buyer's agent. It reflects poorly on the seller AND the seller's agent. Be sure your agent knows how to take a professional looking photo--or hire someone who does. Have enough pride in your home to make it look clean, neat and welcoming to the buyers you want to attract. Also, make sure the written description attached to your listing doesn't have any misspelled words, too many abbreviations, incorrect punctuation or real estate jargon that the average consumer can't decipher.
It's so easy for buyers to flip through listing photos and make a snap decision on whether or not to visit that house in person. The photos of your home tell a story...make sure it's a story that will entice the buyer.
