On first glance, you might have yawned at the title of this post. If you didn’t before you clicked, maybe you are mid-yawn right now! Well, WAKE UP!!!!! Underground Heating Oil Tanks demand attention from all property owners, potential home buyers, listing agents and selling agents.

Can you believe one of the most interesting courses I’ve attended this year was on this topic? John Pollard, of Pollard Environmental, LLC spent 3 informative and even entertaining hours with a roomful of agents at the Blue Ridge Association of Realtors this week. Personally, I was blown away by both his knowledge and his enthusiasm. His wife describes him as never having grown up – still plays with dirt and huge trucks! He admits that he and his colleagues would rather be out and about working across the state than sitting behind a desk!

 

Pollard Environmental covers almost the entire state of Virginia. There may be financial assistance available should a test conclude that your underground storage tank be leaking. Should you wish to know more about the Virginia Department of Environmental Quality’s (VDEQ) Petroleum Storage Tank Fund (VPSTF), call Pollard Environmental at 1-800-761-3299. Don't know what to ask? Don't worry. Call anyway and they'd get you started!

I’m not qualified to speak about UST’s in depth. However, here is a checklist for you:

(Answer “yes” to any of the following and it’s possible you may have an underground fuel tank)

    Was the home constructed prior to 1970?

    Does the home have an aboveground storage tank?

    Is there a visible fill or vent pipe?

    Is there unidentified piping in the yard? (Look behind the bushes)

    Are copper lines visible in the crawlspace, basement, or furnace room?

    Are oil tanks or their piping visible at neighborhood residences?

Nat’s tip: If you’ve got one and you know it, disclose it!

Residential Underground Heating Oil Tanks

Frequently, a homeowner who is buying or selling a home is faced with a requirement from a lender or an insurance company to have an underground oil tank tested. There are several tests that can be conducted and the need for each varies. Often a combination of tests is appropriate. Tank testing is available in New York, New Jersey, Pennsylvania, Connecticut, Maryland, Delaware and Massachusetts. REPLACEMENT OPTIONS

If your current tank needs to be replaced, you have options. Replace a buried tank with an above ground tank. These tanks are normally smaller, 275 or 330 gallons, and can be customized for hard to fit places. Above ground tanks can also be installed outside a home and hidden in a tank enclosure.

LIFE EXPECTANCIES

The life expectancies of buried oil tanks vary, depending on the materials used in their manufacture, how the tank was installed and the composition of the surrounding soil. Most tanks last many decades without problems. Proper installation and maintenance can further increase the life span of your tank.

TYPES OF TANKS

There are two kinds of residential oil storage tanks.

  • An above ground storage tank is a tank located outside of a home or in a basement, garage or crawl space.
  • An under ground storage tank is a tank that is buried beneath the ground.

 

The size of a tank is indicated on the fuel delivery ticket from the heating oil company. The most common tank sizes are 275 and 330 gallons for above ground tanks, and 550, 1000, and 1080 gallons for under ground tanks.

I'm in the business of removing residential USTs and cleaning up contaminated soil. It seems that most realtors ignore or downplay the potential liability associated with home heating oil storage tanks. But ask any of the tank owners who've had go through the process of cleanup if they'd buy another property without first looking for a UST and having it removed. Most would not, and they would tell you that it is a disservice for a real estate agent to not be more informed and proactive in removing USTs. Until the State of NC regulates these non-regulated tanks, it is up to the buyer of properties to learn of the risks and be wary of assuming the liability associated with USTs. Buyer beware! Have a licensed individual, such as myself, inspect the property for the presence of a UST and leakage before you spend a lot more money on a home inspector.
