I've heard of White Castle but....

this is a bit overboard for me...how would you like to live next to this???  I think this house is crazy enough but the fact that it is in a development just blows my mind. 

 

These are the 2 houses flanking this private residence, yes it is a private residence...

This one sits to the right of it and, "coincidentally"...it is for sale!!!

 

 

 

 

 

 

 

 

 

 

This home sits to the left of the pink monstrosity oops, I mean castle...

 

Some people have too much time and money on their hands!!!  They let their imaginations run wild

 

 

 

Tell me fellow appraisers, how would you appraise these homes on either side of it??  Negative impact?

Realtors, do you say anything about this in your listing or just wait for people to get to the house and see this next door?

Funny, I just wrote a blog about bad neighbors. I would only tell if asked. I feel sorry for the listing agent of the house for sale. Good luck to him/her!

That is what architectural review committees are for.  I can't imagine anyone asking for that architect's card.

I would not say a word.  Although it might bring a lot of interest to the listing if you did mention it -- people like to see crazy things!  And this would definitely classify as crazy!

Melina, I'm not sure but my guess is that there was no architect...just a man with money!!

I would say this is a diverse neighborhood with a variety of Architectural, styles, not your typical cookie cutter sub-division!

I would certainly mention it in my appraisal of the house next door and include a picture. Whether I could definitively conclude an impact on value is debatable without clear market evidence.  Here is one a house away from something I appraised B4 the holidays...another

Wow that is amazing.  We have some similar situations where they are building new homes next to homes that are worth maybe $75k.

Ray, the Christmas stuff is too much for me too but this castle is forever!!!

Denise, It is always interesting dynamic to see contrast in a close proximity.  Up here, it is common and underwriter's often find it puzzling when we don't adjust for it.

Personally?  I would embrace either house posted here - Especially if the house was there before I moved to the neighborhood.  Either of these beats the one ugly ranch house on a spot lot a couple of doors down from us (IMO, of course) - I think it's sad that people not only favor normality but shun uniqueness...

Professionally?  External obsolescence almost surely....

... we've all got to wear multiple hats in this life...

Sara, I actually agree with you.  It does not bother me, it is a great conversation piece and directions to your home would always be easy!!  "Next to the pink castle"

On the professional side, it would have to be talked about...

Chuck, it would be interesting to see what the neighbors felt about it, it was built on purpose, it was his dream is what I've been told.  I just think a more private lot would/could have been more appropriate...

The guy who owns it is a financial planner and we used him for a short time but he was a bit peculiar. He often talked about this while we were building ours in Orange County, NY. He would brag about his imported marble, his landscape skills, the size of the house, etc. Then one day we took a ride and did a drive by and we were horrified, to say the least. So out of place for the area, nothing appealing about it and after more than 10 years it still looks under construction. The owners motivation, you ask? He likes to pretend he is something he's not!
