Here are some 2013-2014 Real Estate numbers of homes that have sold higher or lower then the listing price. This comparison was done in Leavenworth county and compared the city of Leavenworth vs. the city of Lansing Kansas. The report used 680 homes sold in Leavenworth compared to 300 homes sold in Lansing during the same time period. The first thing that is obvious is the SOLD price difference between the two cities. Lansing consistently sells homes around the $200,000 range where as Leavenworth is closer to the $100,000 range. This should not make too much of a difference in the comparison. The question I get a lot when selling homes in Leavenworth county is... How much under list price should we offer? Very broad question when so many factors go into the suggestion and quite a few times the suggestion will be the other way around like "How much more?" Here are some basic questions to ask? Why are you selling? How much did the seller pay? What are the comparibles? What are the square foot cost averages? How long has the home sat on the market? How much updating does the home need? Is the home move-in ready? Is there other interest in the home? There are so many other factors that go into this question. I sold 73 homes in 2013 and not one transaction was the same so I will rarely give a concrete number on what to offer but I can help you get to a number that might give you a better chance. So with that said... Check out the average for the entire year of 2013 and first part of 2014 and maybe this will also help you come to a good number.
