Keeping your front walk and stairs clear of snow and ice is so important...for YOU and YOUR VISITORS! A towel or absorbent mat inside the front door is a great idea, too. When I represent sellers during the snowy or rainy season, I also keep shoe covers available for people to put on over their shoes. Not everyone is comfortable removing their shoes, but I want to make sure your home is well cared for during showings.

What To Do When You List During WinterListing in the winter months has its distinct advantages, most notably, a lack of competition.  Buyers are in the marketplace every month of the year, and the fewer homes you have to compete with when selling make getting under contract quicker.

Avoid injury liability and make it easy for the home to be shown and keep people from falling down on your property.  Whenever it snows sellers should shovel their sidewalks, driveway, walkway and front steps.  If conditions are icy, avoid salt and ice melt products as they often result in spalling concrete, which may end up with you having to do concrete repair to make a buyer happy.  Bird seed or kitty litter are great little granuales that you can spread to give visitors traction.  The bird seed will also serve a dual purpose in feeding the local winged population.  

Just inside the door, leave a rug or towel, so that guests can remove their wet and slushy boots and shoes.

Buyers may want to see what your yard and landscaping look like in the summer.  Having a small photo album of pictures can be helpful in letting them know what the warmer seasons bring in terms of shrubs, flowers and trees.

Don't let the weather or time of year deter you.  Winter can be a great time to sell a home.
