Modular Home Process

There are many steps in the modular home building process.  The typical steps in the modular home building process are listed directly below.  These steps can be modified to accomplish a number of desired results.

  • Loan Pre-Qualification
    The first step in the modular home construction process is to meet with a "Modular Friendly" lender to get pre-qualified for a modular home loan that is right for you and your budget.  We have a number of lenders available for your modular home building project.
  • Locate and Purchase a Building Lot
    The second step is to locate and purchase a lot to build your modular home. There are many land use and zoning issues regarding raw land and house lots. We will gladly answer your questions regarding a potential modular house lot or refer you to a land use and zoning attorney and/or engineer who can help you complete the entire modular home building process.
  • Modular Home Floor Plan and Design Fee
    The next step is to choose a floor plan for your modular home and select options according to your needs, desires and budget. You may choose from either one of our standard in-stock modular home plans or one of our "in-house" modular home design specialists can transform an existing modular friendly floor plan into a modular home design plan. If neither of these options are viable, we can refer you to an architect who will draw modular friendly custom plans to meet your needs. We cannot provide an accurate estimate without floor plans. If you choose to have Custom Modular Designs, re-work and/or re-design a particular set of floor plans, there will be an "in-house" fee which is referred to as the Engineering/Design fee. The cost of this fee will be determined by the level of intricacy of the floor plan and/or size of the modular home. An average Engineering/Design fee is $1500.00. This fee is credited toward the purchase of your modular home, at the time the order is placed.
  • Choose Your Modular Home Building Program
    Next, you must choose which one of our modular home building packages best suits your needs (Assist-U-Build©® Modular Home Building Program or We-Complete©® Turn - Key Package).
  • Modular Home Initial Price Quote
    Once you have chosen and/or designed a modular home floor plan/package and have signed the Engineering/Design Contract, we will provide a budgetary estimate to build your new modular home.
  • Modular Home Re-Design
    Next, the modular home design plans with any changes, will be sent to our engineering department. The "marked-up" modular home design plans will be reviewed by engineering and will be drawn to meet building codes and reflect any requested changes.
  • Modular Home - Options and Final Budgetary Price Quote
    The next step is for you to review the re-designed modular home floor plan for accuracy. At this time, you will meet with a sales representative, to choose all interior and exterior options (ie: flooring, counter-tops, kitchen cabinets, lighting, vinyl siding, etc). We will provide a firm price quote for you at this time.
  • Modular Home Permit Sets
    Next, we will order your permit set of plans for your modular home. The permit plans will be forwarded to the State where your house lot is located for approval. Once approved, the state will forward the plans to your local municipality.
  • Modular Home Building Contract and Deposit
    The next step is to enter into a contract with Custom Modular Designs, to purchase your modular home. At this time, you will need to put a 10% - 30% deposit down on your new modular home. Our approved lenders typically advance up to 15% of the loan amount at the time of closing.
  • Site and Foundation.
    Prior to your modular home going into production at the factory the following must be completed: all permits and approvals obtained, lot clearing completed, and the foundation fully installed.
  • Modular Home Production
    After a pre-set site inspection, your modular home will be put into production at the factory. From this point, most modular homes typically ship within 4-12 weeks.
  • Modular Home Set Process
    When your modular home arrives, it will be stored on your building lot or other area provided for by you. On the day of the set, a crane operator lifts each "section" "module" or "box" and places the same onto the foundation with the assistance of a skilled set-crew. Your modular home is then securely fastened to the foundation and made "weather-tight". The set process takes roughly 1-3 days depending on the size and/or style of your modular home.
  • Final Completion of Modular Home
    Once a modular home has been set on the foundation, the final completion time can range from 4 weeks for a simple design to up to 5 months for a more complex, highly -customized modular home.
  • Move-into Your Modular Home
    At this point, the amount of time until the homeowner can "move in" depends on several variables. They include but are not limited to the following:
    • The amount of custom trim and woodworking to be performed.
    • Custom cabinets, counter tops (granite) and hardwood floors.
    • Exterior porches and decks, exterior siding and trim.
    • Walks, driveways, and landscaping, water tie-ins, ISDS installations.
    • And plumbing and electrical tie-ins.
