When Selling Your Amarillo Home, Your Buyer Is Looking For The Bottom
This morning I got an offer on one of my listings. It came in $3000 under asking price and the buyer asked for $3500 in closing costs. How will I advise my clients?
There are many things for a seller to consider.
- How long has it been on the market?
- How many showings have we had?
- What is your competition?
- How far are you willing to come off your bottom line?
- How will this affect you buying a house?
The buyer always determines the price and they have many things to consider too.
- How much do they qualify for a mortgage?
- Do they feel that the price is fair?
- What other similar houses are available that they may get a better deal on?
- How badly they want your house?
This week I had a buyer that finished their inspections and there were a few things that they might want the seller to fix but decided against it because they didn't want anything to happen so that they couldn't buy the house. They were afraid the seller would back out if they asked for anything.
Negotiating can sometimes feel like you are playing poker. No one wants to show their hand and everyone wants a winning deal. Sometimes the stakes are higher than others. And no one likes to lose. It needs to be a win-win.
Emotions can come into play, too. As a seller it is easy to be offended and defensive if the buyer comes in with a low ball offer. That is why you need a great Realtor to be the one that negotiates and is not emotionally involved. Sometimes buyers just need to feel like they got a good deal.
Of course, if your house is priced to sell buyers won't feel the same need to come in low. Instead, they want to come in with a good offer so no one else will buy your house before they do!
