I am sure you have driven around the area and you can see homes popping up everywhere. Sales are brisk in Woodbridge, Virginia due to it being a sellers market. Resales are selling in days if priced right and new home sales are going quick also.  You may be surprised to learn that today June 26th 2014  the builders are quoting delivery of a new home orders for Dec. 2014 or early 2015!

                                                  So the next few weeks are the DEAL weeks!!

So if you can find an Immediate Delivery Home or a To Be Built that can deliver in this calendar year you may find yourself in a sweet situation! The next couple of weeks is when builders try to fill their coffers for sales that will close by the end of the year.

That's right we have a rare opportunity over the next few weeks to be in a great negotiating situation since builders would love to have the home close in this calendar year. 

What does this mean to you?

A good possibly a better price can be negotiated if we go about this in the right timing.

Or maybe we can get some extra closing cost help if we submit contract this week rather than three weeks from now! Timing is everything in the building world!

Maybe their is a home site  you have had  your eye on that is not released. Can we get it released if we agree to submit contract now rather then in a few weeks.

Was there an incentive you missed out on that has kept you from moving forward? Would the builder entertain offering the same to you if you write this week?

Do you have anything falling out of contract that I can assure today's Interest rates or better price than if I build?

In this case that is very true timing is everything and having someone who understands how and when the builders can have flexibility and how much is where I come in! Let's face it builders profit margins just like everything else  are much tighter than they use to be.  As a previous insider I can tell you the profit margin is no where near what the general public thinks it is!  A reputable  builder will never undercut it's past buyers in the community.
