End of a county maintained road that is very well cared for. The road is wide and solid easy access for a big horse van or semi truck of hay. Property is not on the side of a hill its flat and usable. The road to get in is flat and easy to navigate. Circle drive to get to the barn big enough for a semi. The sellers had a semi that their ponies rode in; so very accessible.
The land is almost predominantly grass. Seasonal creek in the field.
You could probably get most of the year out of it if you had a good discussion with the beaver upstream that likes to dam it up. I know the forest service used to come out and keep it opened up; you may want to check on that if you have problems with him.
There is a big hay-barn for the hay (16×30) its also easy to get to. Use it for hay or store something else under it. It’s a great covered space.
The house is in need of some love.
It has definitely belonged to horse people where the horses were the first priority. The house is a very solid and strong built arch form. It has nice lines 3 bedroom 1 bath. Snow slides good. The home is structurally very sound.
My personal suggestion for this property is either fix the house or consider using it for a shop and build a new home that suits the rest of the property.
The house is half finished and needs a few things: Its owners were sick this last year and have had to vacate it and it did not get winterized properly and does have a couple of broken pipes. Easy to get to though, so that should not be a problem for the handy man to fix.
Nothing was damaged from the broken pipes as the home is on a concrete slab. So no flooring to pull up just get in there and fix the pipes and carry on with your plans for it.
Half of the house is sheet rocked half is not. Metal roof is in good shape does have a small leak around the chimney and it will need new front and back siding at some point. Home is live able if you wanted to fix it as you go.
It did have its private well gone through in the last 2 years and it now has a new pump, pressure tank and controller.
