Monthly Mailers

I am curious on how many agents send mailers, in the from of a newsletter, postcard or note, to their clients or sphere on a monthly basis.  Our office uses the Brian Buffini marketing, and although I like the concept, the monthly mailers often are not focused on real estate.  I used to send out quarterly postcards, then tried the Buffini system, then went to a monthly newsletter "Housecalls" where you purchase content, then assemble your newsletter. I like the last one the best, but it can be time consuming and expensive.  I would like to hear what other agents have tried, what was good, what was bad?

We have tried monthly mailers as well and have had not one response to them in 2 years. We have now went to an email type of mailer that has been much easier and less time consuming to us. It is provided by our company at a fee and seems to work. I have had a couple of response's to it so far. It is called active agent. Hope you find the right program for your needs. Good luck and sell a million.

Ruth, we do send out a monthly newsletter.  It isn't that bad time wise as we are still expanding our sphere of influence, so it takes a few hours to stamp and mail them.  We use a program called Prospects Plus to generate them.  We have been doing it for just over a year and had a couple of repeat customers.  We like them.

I used to use monthly mailers as well.  It was a magazine to my sphere and each piece was about 1.00.  My clients would tell me they enjoyed reading it...but I never had any business from it.  This year I have been using e-greetings instead.  I just implemented this so hopefully it will work.  The only time I send mailers are just listed and just sold and personal notes to my clients.

I believe a mixture of mailings (newsletter, e-newsletters, postcards, letters) is very important.  People get their information in different ways.

Want response?  The proof is that the headline will create a response.  Write a newsletter with the headline:  Call me tonight and I'll give you a $100 bill.  No strings attached.  Must respond by tonight at midnight.

Watch what happens.

My point - People respond to their needs, not yours.  Limit your expectations when sending out newsletters - they are part of creating awareness.  They keep you top-of-mind.  Follow up to newsletters with phone calls.

There is no magic bullet - but there are proven systems that work.

(self-plagiarism alert!  I posted this response to a similar question a couple weeks ago ...)

Ruth, I encourage you to have a multiple pronged strategy for farming your sphere of influence.  As easy as email seems to be when you have hundreds (or more) people in your sphere, I submit to you that you will make more money every year calling 10 people on your list than emailing 100 people on your list.  Further, I submit that you will make more money seeing 2 or 3 people on your list than calling 10 people on your list.

As such, I suggest emailing/mailing monthly, calling quarterly, seeing yearly.  Divide your sphere of influence by 12 and that's how many of each you should do each month.  Your sphere of influence is absolutely bar-none the best time investment you can do in real estate, in my experience.

I switched to e-newsletters and have received good feedback from my clients.  The content is easy, easy...I just give them snippets of recent blog posts with a link to the full article.  Since I use Constant Contact to do the newsletters, I can track click thrus and see what is of the most interest to them.  Market reports are always a hot topic and it's another way to push them to my blog.  Hope this helps!

I mix everything up all the time! All my clients get a mixture of phone calls, newsletters, postcards, and silly mailings/emails every year. I enjoy keeping in touch with my "people" and do what it takes to get it done. I don't do monthly newsletters because it's just too often! I like sending them bi-monthly or quarterly.

How much success do you see with email newsletters?  I would assume if they are to your shere taht print mailers would work.

I also use the Brian Buffini mailers. I have asked my clients if they enjoy getting them and they usually say they glance at them and throw them away. It is too expensive to do a monthly mailer, so I usually sign up for 3 months at a time when i want to go to a 1 day retreat, and send them every couple of months. ALL my business comes from phone calls, follow up to leads, great customer service and "popping-by".
