December and the holidays are here and there’s a ton of stuff to do in Charleston to celebrate.

Of course, on Jan 1, don’t forget to eat your hoppin’ john and collard greens and there are several polar bear plunges in town.

 

The Charleston real estate market continues to out-perform. Buying activity usually drops off starting in October and continues to drop through Jan and Feb. But this year, we are seeing unprecedented activity at this time of year. It speaks highly of the city itself and our real estate market. Short sales and foreclosures still exist, but at such a low percentage that we are almost at the point that there is no longer a need to talk about them. Prices are very good and most homeowners have regained the value lost during the recession. Most are back to where their homes are the same value they were in 2006/7. If not all the way back, certainly almost there. Mt Pleasant continues to lead the market in popularity and price point. Daniel Island is certainly popular for Boeing executives and Park Circle is also another area blessed by Boeing. Of course, James Island and West Ashley are also doing well due to their proximity to downtown and the beaches. The Summerville and Goose Creek areas are further from downtown and the beach so they have been the slowest to recover. But even those areas seem to be doing well now. Notably, the current price gains are at a very reasonable level and seem sustainable.
