Common maintenance and updates on your home

Some of us move into a home and enjoy being there, but never do a thing to it and thus just watch it run down before our eyes.  Others move into their home and continually repair, patch and maintain.  When something breaks they have it repaired or replaced.  When the walls start to show a few marks, they take a room at a time and freshen it up with paint.  When doing this they update as they go, if they've been out to the latest spring or fall home tours and know about current decor.

Try to think ahead about your future plans.  If you think you may move in 2 to 3 years, now is the time to go ahead and purchase that new carpet or paint those walls so you can enjoy some of the fresh decor too.  As an agent, I always hate to see a seller have to put in new carpet the week before a buyer moves in.  If the seller had thought ahead they could have put it in one or two years in advance and enjoyed some of the fresh decor.

On our last move, we thought ahead and did our new carpet, fresh paint and total redecorating about 2 years before we put the home on the market.  Likewise, we put our new garage doors on about 2 years before we put the house on the market.  We enjoyed both of those updates in our home and it still looked new when we sold it. Think ahead, plan and project for your future and you'll reap great rewards.  I remember a home one time that the buyer moved into and let everything run down including the windows sashes.  You would raise a window and it would fall down very quickly, which was actually very dangerous.  The home needed painting and other items - - the owner didn't recognize all of this and wanted to put it on the market for top dollar.
