Good morning Bob,

It is a frustrating market. Sellers realize how quickly homes are selling and don't want to get their home on the market too soon depending on their plans. I've got a couple building a new home in Twin Creeks and will be closing March 10th. We are not putting their home on the market until February! They don't have to sell their home to buy so want the luxury of not be forced out too quickly as they have some things they want to do to the house after they close (seal the travertine and landscaping in the back yard)

It is so Frustrating Dorie Dillard I have a cute young couple who sold their home in Dallas and we have been looking since Christmas in Northwest Austin for a four bedroom or three with a study, she is very picky and when we find one they're out bid. Their price range is under $235K must be one story and that leaves very little room. I have told them until I'm blue they must bid $5 or more to win these bid and that's not a given......crazy market we're having but also a great one.

Thanks Ron & Alexandra Seigel its because of hundred of California buyers driving our prices higher and higher, hey I'm not complaining but our poor first time home buyers have to move way out to the rural/suburbs and they're also increasing in value.
