Add the finishing touch of molding. Decorative molding is a timeless touch that’s been around since the ancient Greeks. Centuries later, molding is still one of the most striking ways to dress up any room. It’s a budget-friendly improvement that trims a room for a lavish appearance.

Today’s wood moldings come in many options, from simple to elaborate that you can stain, paint, or leave natural. You’ll also find moldings in flexible materials that make installation much easier. Buyers time after time rank both crown molding on their list of most attractive enhancing features they seek in a home.

Install quality ceiling fans. Over the years, ceiling fans have become quite popular. Today’s ceiling fans have become an essential element as energy prices continue to increase. Ceiling fans come in a variety of styles and colors to set off any room.  If your ceiling fans are old and need to be updated (coupled with a fresh paint job and crown molding) could give your rooms a refreshing update while saving money.

Some tips about ceiling fans: Ceiling fans should hang 7-8 feet above the floor. If you have a low ceiling, buy a hugger ceiling fan that’s flush-mounted. Size matters more than the number of fan blades.  Go for the Energy Star-rated fan that will fit your space. Be sure to choose quality. You’ll find an attractive fan with great cooling results, and less noise for a nice price, $200-$600.

Adding trees may be the last thing on your mind that would add value to your home. But trees are moneymakers that get better with age.  A mature tree may be worth $1,000-$10,000, says the Council of Tree and Landscape Appraisers.  And a silver maple could be worth $2,562, according to a formula determined by the Purdue University Cooperative Extension Service.

Don’t plant trees too close to one another. If you do, branches can scrape roofs and siding, causing damage. The rule of thumb is not to plant trees any closer than the tree’s mature height plus one-fourth of that height. And follow the wind and plant wind-breaking trees that can lower winter energy costs by 30%.

Installing a Patio is a wonderful cost-effective way to increase your home’s living space without actually adding on. Plus you’ll recover 30% to 60% of your investment. A $2,000 patio would return approximately $900 at resale.

There is no need to deck out your patio and spend a lot of money purchasing high-end amenities, like an outdoor kitchen.  When it’s time to sell, you won’t get back much what you put into it. Instead, keep it simple and functional.  Some good advice when planning a patio:  Check property for sun, slope and shade  patterns.  Remember the ‘dig alerts’ that utilities offer at no charge.  Don’t hold back on patio lighting. It can make all the difference in functionality and enhancement.
