Dear Buyer, Are You Really Ready To Buy A Home?

Are you dreaming of buying a home?

Are you actively looking on line at houses and driving around checking out neighborhoods?

Are you pre-approved by a lender if you need to get a mortgage?

Agreement Of SaleDo you have a proof of funds letter if paying with cash?

Do you know your true buying power?

Have you had a Buyer's Consultation with a Realtor®, where Estimated Closing Costs were explained and the buying process is discussed?

Do you have money readily available at a moments notice to place a deposit with an offer on a home, pay for a home inspection and an appraisal as explained by your lender and Realtor®?

Are you planning on being in the area for the next few months, until settlement?

Are you willing to be open to the guidance of your Realtor®  and mortgage lender?

Are you willing to produce the necessary paperwork needed by your lender quickly?

*Are you willing to communicate with your lender and Realtor® so they can understand your concerns during the process of buying a home, and thus help you with more understanding?

*Are you willing to be available, answer questions, fill out forms, do the work that only you as the buyer need to do to buy a home?

If you answer YES to all of these questions, it sounds like you are very ready to buy a home!

If you hesitate on any of these questions, consult with your lender and/or Realtor® to be sure you are ready to proceed.

If only every buyer was ready with all those things, we can always dream but unless something amazing happen I think we will have to keep educating our clients on what they need to be ready for that offer!

Stefan Winter yes it is all about education.  It is good when buyers are open to guidance and are available.

Have a great summer!

Sharon Lee Thank you.  We had a deal fall through recently because the buyer was not open with us and was not really ready.

You have a great weekend!  Hope those robins are well!

Some buyers think they are ready but until they can answer this questionnaire with a resounding yes, then they aren't truly ready. Get all your ducks in a row first!

The ideal list for a buyer that is serious about a home purchase. Unfortunately not all have the same determination and they fail to get it done

Gloria, these are great questions every buyer should ask themselves.  There are definitely a few that buyers wouldn't even think of.

Gloria, all great points and some of which buyers don't seem to think are important...getting pre-approved for example! Too many buyers think they already know they won't have a problem or what they can afford...all too often those are the ones who will have a problem getting financing.
