WESTLEYEN CONDOS – HENRICO COUNTY VA – NEIGHBORHOOD PROFILE!

Welcome home to Westleyen Condos in Henrico County’s Far West End.  This lushly landscaped community is close to shopping and restaurants.  These 2 story, townhome styled condos were built from 1985 to 1988 and there are a total of 128 units in the neighborhood.

Westleyen Condos – What’s Nearby?

There are many reasons why Westleyen Condos is an attractive neighborhood, but one of the strong attractions for many homeowners here is how near the neighborhood is to everything.  Within a less than 5 mile drive from their home, homeowners can be at Short Pump Town Center Mall, where you will have many shopping and restaurant choices!  Within a 5 minute drive, there is plenty of grocery shopping – from the new Aldi store that opened up to grocery stores including Martin’s and Kroger!  And with Richmond becoming such a craft beer and dining scene, there are lots of new restaurants opening up in this area.  In addition, a new Wegman’s and a new Cabello’s is in the process of being built in the Short Pump area! 

Westleyen Condos – The Neighborhood!

This community does not have amenity packages that you find in some other communities.  It is a small community of only 128 units, in buildings on 7 streets.  Each homeowner has 1 reserved parking spot in front of their unit, however, throughout the community there is plenty of guest parking.  There are no rental restrictions, however, as of June 2015, per the tax records there are presently about 25% of the units look to be rentals. 

Westleyen Condos – The Association Fee!

Whereas some neighborhoods base their association fees on the size of the units, in Westleyen Condos, all unit owners pay the same fee each month.  In 2015, that fee is $152/month.  That is a pretty low fee compared to some others.  For this monthly fee, the association will take care of exterior maintenance, snow & trash removal and yard work.  Some yards have a small fenced courtyard areas, which would be great if you had a pet, or just wanted to sit outside after work with a nice glass of wine!

Westleyen Condos – Sales!

As with other neighborhoods, I am always curious about how sales and home prices have been in the different neighborhoods!  This is another neighborhood in Henrico County that has very few sales – and when homes do come on the market, they go under contract very quickly!  Since January 1, 2014 (to June, 2015) there have been a total of 9 homes sold in this neighborhood, with sales prices ranging from $128,688 to $158,000, with the average sales price/SF of $139.  These 9 homes went under contract in an average of only 26 days!

When I look at the sales prices of some of these homes, it is interesting to see what has happened with prices over the years.  For instance, a 2 bedroom, 2 ½ bath home with 1,112 SF sold in 2015 for $150,000 – when this unit was new, it sold in 1987 for $67,500!  And in 2005 this same unit sold for $137,000! 

Westleyen Condos is an affordable and convenient option for those buyers who want to purchase their first home, or downsize to a smaller home in an area with the convenience of Short Pump (but not the traffic of Short Pump).
