FAQ-What does "Timber Reserved" mean?

When you are in the market for land you may find property that the timber has been "reserved", What does that mean?

Answer: It means that a timber company has purchased the timber off of the property from the current owner and they have a designated amount of time to come and cut the timber.

It is important to know or ask your Realtor about whether the timber is included with the property or not especially if you intend using the property for hunting or similar recreational activities. It will be important to also ask your Realtor if the timber company is going to replant the property or leave it "Cut-over".
