(Part 2)Whether you are selling your home now or in the future, home improvement projects definitely pay off by increasing the overall appraisal value of your home. Investing in the right upgrades on your home can sometimes result in a return of more than 100% of the cost. Do you need a plan to increase your home’s value but, don’t know where to start? Follow these tips and before you know it your home will be worth more.

Now, these tips are going to require a lot more work and man power. So, prepare to sweat if you plan to turn them into DIY projects; though, you might even have to consider hiring professionals to get it done. But, they will definitely increase the overall appraisal value.

Kitchen

  • Stainless Steel Appliances can complement almost any kitchen. What are the other perks? Well, they are easy to clean and maintain, rust-proof and stain resistant, have a long life span, and has one of the most hygienic surfaces effectively resisting bacteria and germs.  Easily keep your kitchen looking clean, beautiful, and elegant with these items.
  • Not only get a high-end look but also great durability by installing Stone or Granite Countertops.
  • Adding an attractive new Backsplash will not only give your kitchen a unique look, but it will make it more functional by preventing damage on your walls and they are easy to clean.
  • Install new Cabinet Doors or simply upgrade them yourself. Here’s a little DIY tip: add on a fresh new coat of paint (maybe a faux-wood finish) and add shiny new knobs.
  • By knocking down a wall to connect the kitchen to the living room can make it feel much more spacious. You can even install an island in its place for more countertop space.
  • Even small details make a difference in the buyer’s eye. Installing a shiny new Sink (or even just changing the faucet) can make a huge difference in their opinion.

Bathroom

  • Prospective home buyers usually greatly value bathrooms. Instead of thinking of adding another room to your home, consider an Additional Bathroom. Especially if you only have one bathroom and three or more bedrooms. Though, it doesn’t have to be a full bathroom. Sure, it can be a half-bathroom; but if it’s in the budget, consider a three-quarter bathroom.
  • Add a Window in the bathroom to allow natural lighting to illuminate the room.
  • Choose granite or marble for the Countertop and install an Under-Mount Sink.
  • Is the bathroom floor making you cold ironically after a hot shower? Add a luxury that attracts buyers like a moth to a flame by installing Under Floor Heating.
  • Simply applying Fresh Caulk and updating Doorknobs can make a huge difference.

Lighting

  • Two words. Natural lighting. Obviously, one option is to install a skylight. Though, if you’re on a budget consider installing sun tubes instead.
  • Provide a comfortable visual environment by installing Light Dimmers. This also gives the option to save electricity and extend the bulb life.
  • Install new Windows or replace existing ones. Maybe consider installing them to create a beautiful view into the front or backyard.

Go Green

Energy Savers are incredibly desirable. If your heating and air conditioning systems are out dated consider investing in newer ones that are more efficient and help save money on the bills. Click Here to see different options on Energy Conservative Appliances.
