Rivergate off of River Road

Just over the border of Henrico into Goochland County, you'll find the Rivergate neighborhood off of River Road in Richmond, Virginia.  Rivergate is one the one of Richmond's premier neighborhoods in Goochland County.  It's called Rivergate for a very simple  reason ... it's near (not on) the River, off of River Road and it is a gated community.  Not a lot of wild creativity when it came to selecting the name. However, once you are in the neighborhood, there will be nothing to let you down.

PRESTIGIOUS RIVER ROAD

Rivergate is tucked away off the prestigious River Road.  It also has an entrance off a Patterson Road, which provides extra convenience and accessibility. Rumor has it that it may also bring a few individuals that try to cut through to take a short cut. Yes, I did say it was a gated community.  So the code changes frequently to cut down on those looking for a short cut.  You are conveniently located close to Short Pump, Innsbrook, Hwy 288 and about 35 minutes from downtown Richmond. And let's not forget about Portico Restaurant, which is just outside the River Road gate.  A fantastic meal is just around the corner.

Tucked away in the neighborhood is a small private 40 acre lake, closest to the River Road entrance.  A few of the homes have private lake access. Additionally, all of the neighbors have shared access to the lake via a community dock with a pavilion.  If you are out for a walk it is a great place to stop and take in the beauty of the lake.  While this is a fairly new neighborhood in Richmond (most homes were built in early 2000), you'd never know it walking through the neighborhood. When it was developed there was a great (and successful) effort to keep the mature trees and landscaping. It allows for a great wooded lots and privacy, while still keeping the feel of a neighborhood. That seems to be a rare find in newer homes.

RIVERGATE HOMES

Below is what the "average" Rivergate home looks like.  Keep in mind, it is not fair to use the term "average" when describing a Rivergate home. There's NOTHING average about these homes or this neighborhood.

- Approximately 67 homes

- Average Assessed value: $1,140,537.  You know how I feel about assessed values, but because there are so few sales, I thought it was meaningful to include.

- Average Lot Size: 3.19 acres

- Average Size Home: 5 bed/5.5 bath and 6,382 square foot

- Average year built:  2002
