Being a Realtor can be a fruitful and exciting career. You will meet a lot of interesting buyers and sellers and be exposed to a variety of senerios. You should also be aware of realtor safety. If your office/team doesn’t have its own safety protocol in place when you have an appointment to show a house, there are certain steps you can take to ensure your safety.

Client Info: When a potential client makes an appointment to see a house, have them come in to fill out their contact information before the appointment. Also make sure that you get a copy of their driver’s license. A motivated client will be happy to give that information. If they have concerns about having the personal information out there, you can assure them that once t he appointment is over you will shred their informaiton. But also let them know if they want to see other homes, the same procedure will be in place.

Code Phrase/Word: Have a code phrase/word set up with your receptionist or office secretary. For example: “Julie, I misplaced my red file can you look on your desk to see if I left it there?” If you feel that you are in danger, call the office with your code word and they can call the police for you.

Partner Up: Have a colleague or friend come with you to a showing. Having two or three people together can thwart potential danger.

Realtor.org has the following suggestions for safety tips:

An open house can be a great sales tool, but it also exposes you to numerous unfamiliar people for the first time. Stay safe by practicing these guidelines.

  • Call the local police department and ask them to have a squad care drive by during your open-house hours.
  • Check your cell phone’s strength and signal prior to the open house. Have emergency numbers programmed on speed dial. Carry an extra, fully charged cell phone battery.
  • Determine several “escape” routes that you can use in case of an emergency. Make sure all deadbolt locks are unlocked to facilitate a faster escape.
  • Turn on the lights and open the curtains. These are not only sound safety procedures, but also great marketing tactics.
  • Make sure that if you were to escape by the back door, you could escape from the backyard. Frequently, high fences surround yards that contain swimming pools or hot tubs.
  • When prospective buyers begin to arrive, jot down their car descriptions, license numbers and physical descriptions.
  • When showing the house, always walk behind the prospect. Direct them; don’t lead them. Say, for example, “The kitchen is on your left,” and gesture for them to go ahead of you.
  • Notify a friend or a relative that you will be calling in every hour on the hour. And if you don’t call, they are to notify the police immediately.
  • Inform a neighbor that you will be showing the house and ask if he or she would keep an eye and ear open for anything out of the ordinary.

Depending upon the situation, I would suggest you do not waste a call to the office, but place it directly to the police.  You can speak to them as though you are talking to your office.  They will get the hint.  "Hi, this is Sheri of Prudential over at 124 Plum Street for the open house.  I am going to need some extra help here" ...they will ask question and when you answer inappropriately they will ask if you need help and your "yes" answer will suffice.  They will probably stay on the phone with you.  Never waste a dial; you may never get a second chance. Stay safe!
