The median and average  sale price rose in  Hyde Park NY in December 2015 when compared to same time in 2014, as can be seen in the chart below.  There were 15 stand-alone home sold which was  1 more than in December 2014..   The Sale price to list price came in at 98 percent.

With 6 offers during the month ranging from $149,000 – $254,999 as well the 8 homes under contracting ranging from $36,000-$579,000 January 2016 could have as much or more sales than December.

You might be wondering why some of the prices are so low, one factor is the presence of some distressed homes.  There are some bargains to be had.
