2 Items to Include in Every Transaction - Inspector's Perspective

Why these item are not always included with the purchase of a property is a mystery. Home builders don't leave this information behind. Home owners never ask for this package. 

We pay hundreds of thousands of dollars for our property, sign a mountain of legal paperwork, including mortgage and insurance documents, provide a recent property survey... and still we do not ask for or receive these important documents.

Why not?

From my perspective, it's high time to provide home buyers with two additional items with every real estate transaction.

The first is a homeowner's manual. Not only should the manual contain operating and maintenance instruction on all the appliances, but also it should hold information on how major mechanical and electrical systems should be operated and serviced. For example, few homeowners appreciate the importance of a fresh air heat exchanger (the HVR or Heat Recovery Ventilator) and in many households this items may be turned off or so in need of service that it is no longer operating effectively. Yet it's function is crucial with modern sealed home technology.

The second item that should be included in every transaction is discussed here.

Of course this may be blue sky thinking for most real estate transactions...today. But certainly for a new home purchase, this should be a standard requirement, mandated by the industry or legislated by regulators. And the documentation package should always remain with the house, like a car's manual in the glovebox. It's the right thing to do.
