 A post that will be difficult to keep into only one pet peeve or one JOKER!

It seems that an internet company came along and gave a way for free postings of listings and then saw a way to charge for getting buyer's who were interested in these properties.

Just like the MLS we showcased the properties and became lackadaisical in not changing any of the statuses and now are being blasted by the internet lookers when they do call us to view one of these properties that are under contract or have been sold and never updated.

While we are all looking for referrals or new clients to make money are we expecting the clients to really think we are an expert when we have to call back and say sorry that property is sold but we have other similar in the area!

In a monthly meeting at the office yesterday the talk on one subject was how to have coming soon listing and showcase it on personal websites or some social media and at a  limited expense, and thus capture buyers and limiting the time to allow other agents to view these properties.

In my opinion, this is a disservice to the seller and while it may attain them more money than they were expecting is it really the best price!

On another note, most listing agents have gathered together a team of buying agents who spend time to make the instantaneous phone call to the incoming buyer, gaining homes they would like to view, making sure the preapproval has been acquired and they making the calls to set up appointments only to be told sorry it is under contract or sold!

If we are not careful one of these internet companies will all of a sudden become a brokerage, taking most of the commission and becoming just like a car dealer, insurance company or Amazon!

Good morning Raymond, these companies won't go anywhere as long as they have loyal supporters. I do my best to explain why they're looking at a listing that sold three years ago, most understand but continue to browse, that I can not change.

Raymond, the WWW has certainly opened the flood gates for all kinds of bad and misleading information.  I believe consumers are getting smarter on the WWW yet in terms of real estate ... consumers have a long way to go in terms of knowing what is real.

Raymond I agree with you, the problem I see  even  in this community, the things that separate us from the Internet Portals many do not want to do:

1. Open House can only be done by a local agent, buyers and sellers can pop in....

2. Not answering the phone wanting only text or email communication another way to differentiate us from the Internet companies, the human touch, the  voice etc.

That would be hard to swallow:  Put the listing into the system only to find that before it can be seen it's already under contract.  Another way to have a pocket listing.

Hi Ray... I'm not a big fan of the coming soon advertising. As far as I'm concerned, when the property is ready for marketing put it on the market and market the he$$ out of it and get your sellers the best price. At the end of the day, that is your primary job when you list... to sell the home for your sellers, not to find more buyers.
