The Luxury Home Market

“In the luxury home market, you have to deliver a turnkey, move-in-ready product that is architecturally forward-thinking with high-tech design," suggests The Residential Specialist, and I agree. The ability to properly convey these details to potential buyers is critical.

Of course, a luxury property needs to be staged to the hilt. I often bring in art and decor that fits the space and appeals to the luxury buyer. “You have to mirror back the reflection of the person who could live there.”

If for whatever reason you can’t stage a property or room for the photo shoot, you can have the rooms digitally “staged” by a virtual architect both of which can insert furniture into the photos. “It’s very clever and it used to cost a lot of money, but it’s much more affordable now.”

The marketing budget for any real estate agent is an investment in success. You really do need to spend money to make money, and this is doubly true in the luxury market.

If an agent can identify property upgrades that would lead to a higher sales price, you need to tell your sellers about them. Then you ask them if they want to invest their money and their time or your time to complete that work.

We’ve developed a little reputation for doing this. We have a team of painters, electricians, tile men, and wood floor refinishers to complete the work quickly and at the best prices. All are licensed and insured.
but know that time is of the essence.

Luxury homes often need the selling agent there as many of the upgrades and amenities may not be so evident. Also, they need to be there to answer any questions. The buyers' agent can not possibly know all that needs to be told about a property. Most of the time the buyers have chosen what they want to see themselves from online marketing.

The buyers' agent, though important, is mostly concerned when a property is found. It is then they determine and advise during the contract process. The more information the buyer and the buyers' agent has, often translates into better inspections and better negotiations. Everyone is on the same page.

Luxury properties can not be marketed like a home in the average price bracket. The luxury homes are usually custom build for buyer's specific lifestyle. Some amenities ( luxury 10+ cars garages, bowling alleys, etc. ) are difficult to price out.

I believe, story telling and thoughtful description are critical for luxury marketing. And of course, you have to have top-quality pictures, a custom website, video, all rich media, social media account promotions, etc. devoted to marketing these homes.
