Idabel Oklahoma has very few NEW homes. The newest addition in Idabel is The Oakbrook Addition behind Pizza Hut on SE Washington St. That addition was established in the 80's. There is still new homes going in there, but they are being built by individuals who have purchased a lot for the construction of a new custom built home... and then it may be a while before someone else gets a whim to build one. There are only 106 lots in Oakbrook Addition and most of the homes are built on multiple lots of at least 2, some more than 2.
No, we do not have any new developments in Idabel. The blog posts and Facebook posts written about buyers viewing model homes and picking out their new home from the floor plans available is as far away from the way things are done here as condos, overpasses, and expensive HOA fees... well we do have one addition in McCurtain County that has an HOA but the fees are only $150 per year, so does that count??? Certainly NOT as expensive HOA Fees! And overpasses... you might think I jest but we have no highways in my part of the country that have overpasses (But I digress from the Real Estate topic, or at least I seem to.. it actually speaks to the same type of lifestlye though as the discussion of no mass production of new homes).
So, imagine my excitement when a builder recently contacted me wanting to buy some land to build new homes on! I actually have a very nice possibility to be considered for construction of housing units. We shall see if it is going to suit his needs. Hopefully it will! We can benefit greatly in Idabel OK by having some more options available for those wanting to buy a home in Idabel. With no new housing additions AND with the increase ownership by investors and landlords, our market that is available for live-in owners is dwindling every day!
It's important that I know my market. I do not need to know the market in Houston, New York, Los Angelos, or anywhere in-between. Sometimes a webinar, class, or other "MUST KNOW" piece of material pops up that everyone is jumping on and they just cannot understand why I am not interested... well, it's like this. Learning about selling condos is useless to me since we have NO condos in this area... I'm better off spending my time on learning about how a neighborhood with an over abundance of pit bulldogs hurts the value of homes in that neighborhood because THAT is relevant to my market!
Please build them, they will come! No, not a baseball field... we do have plenty of those but HOMES! Please BUILD HOMES! We have buyers ready to buy if only they could find a house in their size and price range..
