Price it right and it will sell

You've decided to sell your Texoma home for sale, so what is next?

Pricing your home is obviously a key part of the Texoma home for sale selling process.

A Texoma home that is underpriced needlessly costs the client potential return. An over-priced Texoma home for sale can remain on the market for an extended amount of time, forcing the seller to either wait out a long listing period or have to adjust down the asking price.

Getting the pricing right from the start avoids these potential pitfalls

Many agents start with what the Real Estate industry call a  Comparative Market Analysis (CMA) of your Texoma house. This apporach compares your home to others in the area that are either currently listed, under contract, or have recently sold. Other things that can factor into the CMA are supply and demand, craftsmanship, and the amenities of your Texoma home.

The CMA  approach can help  to determine the fair market value. What is "fair market value", you may ask?

In short, fair market value is the highest price that an informed Texoma buyer will pay for your home.

Establishing fair market value will enable us to sit down and discuss in detail the pricing of your Texoma home. We want to help you settle on a price that you feel is competitive and consistent with the current market. Texoma home for sale Pricing it Right.

Don't price it to high or to low.  Both and deter some people

The approach to setting the listing price is important. There are several options concerning this.

The RIGHT CHARLOTTE REALTOR!

I run into the problem with sellers going out to Zillow & getting their "Zestimate" that doesn't come close to the right price to list their home. It's almost higher than the price the comps I pull will support. I've got a seller now that wouldn't take my advice & consequently his condo is not showing.

Debe Maxwell, CRS  you are correct, looking at the Z price point is just a guess at what it might sell for. Really it is way off almost all of the  time. There is no substitute for talking to a Real Estate agent and or broker to get a better understanding of the market.
