Why Did I Choose To Buy A Home In Potomac Shores?

In one word it was for the Lifestyle.

I have been involved in Northern Virginia real estate for over thirty years for both new home builders and in general brokerage. I knew from the moment I visited  Potomac Shores in 2013 that this would be where I would live someday. After helping so many families search for their next home and watching them choose Potomac Shores, I found it hard to resist. As with anything involving real estate the timing needs to be right. For the past few years, my husband and I along with our two dogs Max and Taner lived two blocks from  Mount Vernon Estate in my husbands family home. The home was in a lovely neighborhood with a  community pool, tennis courts as well as a boat launch with access to the Potomac River.  For anyone working in D.C or Fort Belvoir, it is a dream commute. The thing is most of my time is spent working with buyers in Eastern Fairfax and Prince William, so I was always in traffic and had to time everything to the Fort Belvoir traffic patterns. My husband works in Herndon, so the drive is going to be an hour no matter where he lives.

In late September last year, we decided to put ourselves in a position to buy in Potomac Shores by the end of 2018. We thought we wanted to build, but our timing was off by about sixty days to get one of the final main level living homes in the Northern Neighborhood at Potomac Shores. So we started to consider resale homes in the community, we knew we wanted to be in the more established neighborhoods with less construction noise since I work from home often. What you find with a resale is many owners have already added the patio's fences, decks or patios along with blinds which can save the home buyer money. I love the new homes, and yet I could not find a floor plan in the offerings that worked for me.

The good news is Potomac Shores has something for everyone prices start in the $300's and go up from there. I knew I would find a home it was just timing. Like a said building was an option if I wanted to wait until fall for a house to be built.

Fast forward to April 2018, and we settled on a home on Silver Arrow last month, and I must say we love it here already! For us, this was the only choice for the lifestyle we wanted. I must admit the move to Potomac Shores has turned out to be better than I expected!

The weekend we moved in we had four knocks at the door with neighbors stopping by with flowers and cards with their phone numbers and names on them saying "Welcome." Every time I take the dogs out for a walk everyone who drives by or who is walking speaks or waves!  Then a neighbor who was a client of mine hosted a "Welcome Patty to the neighborhood happy hour," and over twenty women showed up to warmly welcome me to the community.

 I was a little overwhelmed and humbled to meet such wonderful new neighbors. I  knew right then we had made the right choice for us. Oh and next month is a Derby Party/ Cinco De Mayo combined party where one section of the community shuts their street off to traffic and hosts a party with a food truck, everyone brings a dish to share and awards for Best Hat, and Best Costume is given out. I am fortunate enough to have my identical twin living on that street, so we an automatic invite. These folks know how to party!

This week I will attend the monthly Potomac Shores Ladies Luncheon at Bar Louie in  Stonebridge, and next week there is Bunco night at one of the neighbor's homes. I understand there is more socializing and wine consumption than game playing which is ok by me.

                                                                                           

 

 I have received the activities calendar for residents which is full of excellent events and classes, book club, community gardens for those who want to join the fun at The Shores Club. I have not even had time to check out the gym as a homeowner rather than a tour guide for prospective buyers. We have only been here a few short weeks and all I can say it this is the most inclusive community I have been a part of,

My mother past away just after I had submitted my offer and I almost decided to postpone the move I was heartbroken.  I had hoped she would move in with us to make her life a little easier. Sadly that would not be my reality, and I was crushed. My mom always said " Make your friends before you need them!" and I now see what she meant.  I feel like I have moved to where I am supposed to be and for that, I am so very grateful.

I sell a lot of homes each year all over Prince William, and Fairfax Counties and not all communities are like this one. All have something to offer a buyer, but for me, Potomac Shores offered us more than we could have hoped.

We closed on our home just a few days before the Potomac Shores VRE Station approval was announced. I do not have a crystal ball, but I do feel these amenities are going to bring the prices up as we see the VRE construction start. There is not another community in Northern Virginia that will have offer everything Potomac Shores offers.

  • VRE Station in the community (  the station will be a large  stunning and timeless building on the banks of the Potomac River)
  • Day to Night Town Center
  • Waterfront promenade overlooking the Potomac River for all residents to enjoy
  • Shopping and dining
  •  Jack Nicklaus Signature Golf Club that was just voted one of the  Best Golf Club to Play by  Golfweek.
  • The Shores Club with its five-star feeling offers a state of the art gym, two pools, concession stand, community gardens and amazing Social Barn.
  • The community features an  Elementary School, and a will see the middle school break ground within the year.
  • Allie Kreiger Sports Complex is also in the community
  • John Paul Catholic High School borders the neighborhoods 
  • Commercial Office Space adjacent to the town center will offer residents the opportunity to work near home in the future
  • Five Star Boutique Hotel and Conference Center is also in the plans I imagine we will not see that until the town center is well underway.
