Choices, Choices, Choices, Even When Choosing A Real Estate Agent

Many people today choose to be represented in their Real Estate Transactions. So the question for most people isn't, "Should I have representation?" Instead the question is "How do I choose a Real Estate Agent?" Are there questions that I should ask? What is the most important area that I should be focused on in hiring the right professional? Are in fact some questions more important than others?

I've assembled a simple list of questions to ask any agent you might be interested in. For sure you should interview more than one.

1. Are you a full time Real Estate Agent?
This is important because a full time Realtor® should know what is happening in the housing market; be available when you need him/her; not depend on another occupation to make money. His/her living is made thru Real Estate. I am not suggesting you shouldn't employ someone who works another job, but who will cover for your agent when he/she is unavailable?

2. When did you receive your license?
The length of time or experience in Real Estate can be very important. If you choose someone new to the profession, you should know that he/she has adequate support with their broker and other Realtors® should you have questions the agent can't answer.

3. Have you ever had complaints filed against you?
Here you can do you own research by going online and discovering answers yourself. Follow this Link to check on any Licensed Agent in Virginia.

4. Do you have references?
You need to find out about success stories. We call them references in other professions.

5. What kind of communicator are you?
Ask if he/she returns every phone call or email? How quickly will they get needed information to you? Make sure you inquire: "Will you update me on a regular, consistent basis? If you leave town for a day or two will someone be available I can talk with?"

6. Are you heavy into technology?
Do you have a website? What kind of traffic do you generate on your web site? Do you have a good MLS SEARCH PAGE available on your site?

For Sellers Only:
7. What kind of knowledge do you have about preparing my home to sell?
Are you an Accredited Home Stager? Do you have recommendations if you are not a Home Stager of someone who works in the area where I live? Remember, you want to sell your house in the least amount of time and at the best possible price. Statistically, a well Staged Home will help you do this.
