I do recommend that my sellers purchase a home warranty, usually AHS (American Home Shield) for themselves and buyer.  I do not get a dime if they do.

Isn't it against the law to get kickbacks on Home Warrenties? It is in our state.

Philip - I have a number of good friends that work for various home warranty companies here in the Phoenix area.  I have never heard of any agent getting a kickback, and all 3 of these home warranty companies go out of their way to help the home owner.

Lisa: I recommend you do a google search on AHS.  Add the word fraud and/or ripoff or just look at the links on my squidoo article above.  They are a serious offender.  I'm glad to hear you don't take kickbacks.

Patty/Scott : Respa laws make taking kickbacks for selling home warranties a crime, but that doesn't stop if from happening all the time.  I had an agent ask me point blank if we gave kickbacks for our 'No Denied Claim's" home warranty, that _____gave him $45 for every warranty he sold.  Of course we here at Advantage Inspection Clear View do not, we do invite listing agents to opt in with their personal info and logo to our post card mail out notifiying the neighbors of the use of our Listing Advantage program.

Jim:  Some agencies prohibit their agents from taking kickbacks.  In our area I know for certain that Keller Williams agents will not do it, but many others do.

Every home warranty company is going to make good on a number of their claims, somewhere between 75%-85% generally.   The truth is however that they must deny enough to actually make any money.  Their business model requires it.  After all, they are warranting houses without documentation. How else are they going to make any money ?

The only way you can consistently honor legitimate claims as a home warranty company is to have the warranty based upon an inspection that verifies everything is working, sized properly, etc.....

Advantage Home Warranty is the only company that does this.
