Exclusive Buyer Agreements: Protection for the Buyer or the Agent?

Exclusive Buyer Agreements are surfacing more and more. Are they due to the Agents feeling the need for more protection with the Buyer? Afterall, the agency disclosure form does protect the Buyer in knowing the role of the agent upfront. So tell me your thoughts......protection for the Buyer or the Agent? In which direction does the scale tip, if at all?
