Can open house sheets help sell your home?

There are so many ways to market your house. The old conventional way is using the newspapers, especially for Sunday open houses. More and more realtors are using Craig's list, Active Rain, Facebook, and many other online services. Some of us forget about the easy to read Open House Sheets that your lender can supply you. Why do I say this?  Because we can usually attach some financing figures to the sheet so the average consumer has an idea what it might take to get into the home being mentioned.

With so many different ways to finance a home still, you must have an idea, no matter how good your credit is and no matter how much income you make. In the example below, you can see that it would take about $54,900 to get into this particular home.  As a borrower, credit scores can be critical in getting the rate mentioned below, with no points. If your credit scores aren't above 720, you might look into a FHA loan. FHA loans are even stronger in rate and pricing, even if you have a credit score of 620. And this is putting even less money down. One more thing to keep in mind, I can even do FHA Jumbo loans down to a 500 credit score. Our main concern is that you have adequate credit and income to quailfy. Our main concern is how your credit looks in the last 12 months.

BILL......   thanks and thanks... but in regards to FHA, the numbers don't lie. So I am not sure what you don't agree as much.  Especially when it comes to jumbo loans.  FhA is even cheaper on the jumbo than those with average credit.  But thanks for stopping by and for the compliments.

I like the sheet, Jeff.  I've always wondered why there isn't more explanation given to the interest rate vs APR stuff though.  Isn't APR only the first year annualized rate with all loan costs associated rolled in?  Most people I've met don't understand the difference between APR and interest rate.
