Modular homes and mobile homes are both built in factories and then transported to the building site. From there the similarities end completely. Modular homes must follow local building codes in the state, county and community they are in and are permanently installed on a foundation. Panelized homes also fall under this category. Modular and panelized homes have a few characteristics in common:
- They are manufactured in a climate controlled factory setting
- They are delivered in several pieces/modules/panels via truck to the building site
- They are typically lifted by crane onto a foundation such as a slab, crawlspace or basement and are permanently affixed to such
- They are usually just like traditional “stick-built, site-built” homes if it comes to looks, size and features
- They are valued and appraised the same like traditionally built homes
- They are NOT mobile homes which are built on a wheeled chassis with a towing tounge so they can be moved at will
