E-mail Marketing or Spamming??? - Be professional

By
Real Estate Agent with Alex Lowery Real Estate

A few days ago I opened my e-mail to find seven (7) e-mails from EMAIL ARRANGER. I get a ton of e-mails per day and my mail is usually near it's limit. Of course, I have my spam settings to help weed out unwanted e-mails, but these slipped through. I am thinking, who is this and why are they contacting me, so I open them to find that all seven (7) of the e-mails are from the same REMAX agent in Cypress, Texas. Ok, now I am a little upset.  I immediately unsubscribe from EMAIL ARRANGER and the drop the agent a note requesting her not to flood my e-mail with her unwanted marketing (spam).

The response that I received back was surprising. It went something like "I am not spamming you, you're on the list with Email Arranger " and "Get over yourself and contact Email Arranger if you have a concern...  I never sent you an email, it was sent via a company I pay to send my listings" and "IF YOU DO NOT WANT EMAILARRANGER.COM TO EMAIL YOU THEN YOU CONTACT THEM!!!!!!!!!!!!!!!!!!" These quotes are directly from the emails the REMAX agent in Cypress, Texas sent to me.

I use email marketing programs to market myself and my listings, but I try to keep it a little more professional than the above. Here some rules that I follow:

  • I supply most of my own e-mail addresses
  • I do not let marketing companies generate lists for me - this is just lazy and inaccurate
  • I will accept addresses from my affiliates like title companies, mortgage companies and the like, if they are derived from sources where the subjects have contacted them about real estate information in my area
  • I always try to ask permission to email someone
  • I always include an unsubscribe link and if someone clicks it, I immediately unsubscribe them
  • I use drip marketing and never flood someone's email with multiple emails in one day
  • I never respond rudely to request to remove someone from my mailing list
  • Emailing someone is a privilege, not your right
  • I am always honest in correspondence and do not misrepresent myself or subject matter

In closing, email is a great marketing tool and can return many benefits, if used correctly and responsibly. However, not following simple protocols is a splendid way to show the world your lack of professionalism.

Christopher, it is unfortunate you are being spammed but look at the free publicity she is getting on her listing.  It's posted here in the Rain with over 20,000 users.

I am not here to get in a fight, but you are not being spammed.  There are regulations that, if followed, allow email distribution just like other types of direct mail.

Being part of the "same professional organization" implies a business relationship.  Call it a grey area if you like, but it is within the regulations.

Timothy, Rich,

The point of my blog  (comment) is that there is a good or professional way to market with email and a wrong way.  I guess the key words here are "unsolicited bulk messages" . Seven (7) unsolicited bulk messages in one day, at one time, to the same person is SPAMMING. You may think you are reaching a lot of people, but how many are you turning off?? Rich, the point of marketing is not to turn customers off. Over killing people with bulk mail does just that. Another keyword is "Drip". Drip marketing is spread out over a reasonable period time. Timothy, the agent in Christopher's comment may be getting exposure, but it is at the wrong place, at the wrong time. Realalistly, she has turned off someone who could possibly help her sell her listing.

Like I said in my blog, I use email marketing, but I am very sensitive about the way I use it, as should everybody else. There is a fine line here and I respect that boundary. As with every marketing tool, there is an equation for success and an equation for failure, you do the math... There so many analogies to illustrate this point.

Grant, I think I would send a copy of your email and her reply to her broker and the board with a standards and ethics complaint. If we let them they will continue to do this. Additionally, write the board or the mls about this abuse. Ask that it be made a violation with a fine. Put them out of business.

I sent out a monthly newsletter to agents and clients. They can easily unsubscribe at anytime. In order to receive this newsletter I have either had direct contact with them or their office. I've never had any complaints. I feel I'm responsible in my dealings. I use a service but I supply the addresses.

Any emails I send out to my list goes via constantcontact.com - there is an automatic unsubscribe at the top of the email!
Her response to you was tragically unprofessional.  Haha, you should email her back and say, gosh, I had a buyer in the $2 million dollar price range I had thought to refer to you, but after that response, I'll think twice!  lol   Actually, if you think about it, the way you behave toward other agents is important for that reason - you really never know where you'll get a referral from!

Grant...I am SHOCKED that a real estate agent would send such a hateful and stupid reply.  I agree with you 100% on email use and I subscribe to 100% of your 9 points of courtesy.  EXCELLENT advise!!

I have about 200 client/friends emails and have yet to have a complaint because (1) I don't overdo it or abuse the privledge of having their email and (2) I never send them an email unless there is something of value that may be of specific interest to them.

For new out-of-town first time contacts, I've started using the Talk Fusion eVideo eMail format and have had tremendous success with building an instant relationship which I think will cut down on the buyer disloyality that is so prevalent.

I put a short post on activerain about the Talk Fusion at eVideo eMail - High Tech Customer Communication  You ought to take a look at it and click the Video Email and see what you think.  It's harder to ofend someone when it gets more personal in the contact.
