Home Inspector with GCS Home Inspections and Thermal Inspections

Have you ever thought you were being under paid?  Last week I was under my second crawl space along with all the spider webs, narrow spaces, dripping water, and dust and I thought, "My prices must go up" and this is what I need to do.  The problem, as I see it, is some inspectors charge so low of a price that potential clients are swayed away to the cheaper inspector.

I need to raise my meager fees, but I'd like to hear from you.  What are you telling your clients regarding home inspection prices?

Home inspection prices are driven by the same free market that real estate is.  It's all about supply and demand.  If you are too busy, your prices are too low... if you're too slow, you're either 1) priced too high, or 2) you have a bad inspection reputation.

I know the problem. It is amazing, at the cost of houses, the way people will wring their hands over 25 dollars and go cheap. I try to charge a fair fee, not the highest in the market, but nowhere near the lowest. High middle. We all end up getting in those places where we know we underbid. I just grit my teeth and do as I said I would do -- a thorough inspection and forget about it.

Steve, you bet--a thorough inspection is what my clents get as well.  Cameron left out one more reason: new in the area and and a current "unknown".  My wife and I have speak about this every day.

Greg, Watching an inspector climb a ladder and inspect a roof when it's 110 degrees makes me glad that I am not up there with them.  It is a tough job but we need your services and I myself appreciate the hard work that any inspector does in my market area. 

When my buyers ask me how much will the inspection cost, I tell them to call each inspector, ask the price and ask specific information that they want to obtain during the inspection.  The buyer typically will select the mid-priced inspector, probably because the inspector was more verbose than the lower priced one.  Good luck!

Now you know how we feel when people attack our commission. When I work with buyers I am right down in the crawl space with the inspector. I tell my buyers that your fee is the best investment and snapshot of the condition of the home they wish to buy, that they can make on a house they don't own. I give my client a choice of 3 home inspectors and the fees are across the board or if they know someone, we use them...I hope that makes sense
