Lot for sale with old slab

I have been in contact with a potential client from Virginia.  She had a home in the Quail Ridge subdivision in Slidell Louisiana.  The home never flooded but most of the neighborhood did from Katrina.  The home itself was crushed by trees.  The owner was in Germany at the time and had the home torn down.  She had the land with slab listed for over 18 months.  The agent had recommended that she leave the slab so someone else could build on it.  How many people do you know are going to build the exact type of house.  Also do we even know if the plumbing is good?

Gets even more complicated.  The flood maps have changed.  They go in effect later this year.  The old slab is below the new flood elevations.  I am doing my best to convince her to remove the slab.  This lady I know is very intelligent and works in the Pentagon for intelligence.  She is having a really hard time understanding that no one wants her land at full price with a old slab. 

I will have to let you know how this one plays out.

I would suggest her removing it...because if someone buys something marketed as with the slab ready to build on and the regulations change and it is obsolete, she can end up in trouble.

That's a tough one - I wonder if her emotions are still in control when she thinks about her house? That would explain her unwillingness to completely let it go...

Same thing here in Amarillo with a fellow REALTORS current listing, of course no Hurricane but the house caught fire and burned. Now all that is left is a used slab, they just lowered the price on it so I don't guess they are having much luck. It will be interesting to see how it plays out, I am sure someone will buy it.
