Negotiating and Pet Peeves

Lot's of agents say things, things that they think, that have nothing to do with what their sellers might think.  Some of these statements are:

  • My buyer really liked the house but might need to rent for a few months and then purchase - do you you think the owner would consider that?

Without hesitation the agent says oh no, my seller would never consider that! One has to wonder if      she knows because she has discussed this with him or if she just doesn't want to consider it.  There was no discussion of how much the rent would be or how much the offer on a purchase might be.....

  •  I have an offer for you on your listing but my buyer thinks it needs $50,000 in renovations....

Agents always feel that an offer needs an explanation especially if it is low.  They think that us listing agents didn't know to factor in unrenovated kitchens and baths and that perhaps we didn't explain all of this to our sellers so they will tell us.   Yikes.  We know the kitchens and bathrooms arren't renovated and guess what the seller knows it too, he was the one who decided not to spend the money renovating all these years.

  • I am calling for feedback on such and such my seller really wants to know what your buyer thought!

Everytime I give honest feedback I get an email back from the listing agent immediately refuting it.  Such as my buyer didn't like the act that the kitchen cabinets are cheap - listing agent comes back with the kitchen is renovated didn't you tell your buyer that.  Or the house is a cape not a colonial, you have it listed as a colonial - listing agent comes back with it is a cape-colonial didn't you tell your buyer that.  Of my buyer prefers back property - listing agent shoots back but there is a really nice side piece - didn't you tell your buyer that.  My buyer can see for themselves and this is what they didn't like.  If you don't want feedback, real truthfull feedback, please don't ask me.

  • I have an offer on your listing - have you had any other offers?

I can't discuss that - you work for the buyer right?  Where is the seller going? I can't discuss that - you work for the buyer right?  How old is the roof?  I can't discuss that - you work for the buyer right? Gee I thought we were trying to sell a house here, what is it that you are trying to do.

  • You blog?  You think you know everything!  I would never it's too risky.

So you understand what blogging is!  I don't know everything my blog is about stuff and my opinions that's all.  You should try it instead of gossiping in the office about bloggers and showing me that you don't understand the first thing about it.

  • I would like to set up an appointment to show such and such.

Could you please just wait a few minutes, my computer isn't up.  It's 9:30am and your computer isn't on and ready yet - let's pretend this is a business and we are there to set up appointments on our listings, what do you think?

I agree with the return comments when I give the agent the feedback from my client.  I showed a home with mine subsidance and the buyer chose not to make an offer after inspecting the foundation more closely.  The listing agent was down right rude and all but insisted that I go back to the buyer to "explain things more clearly."  What's to explain?  If my buyer is not comfortable and chooses not to make the offer, then they are well within their right to do so.  And if you don't like to hear the feedback...don't ask for it.

Proper response:  "Thanks for the feedback and thanks for showing my listing."

Miriam - I can so relate to these pet peeves, the worst is the agent getting mad because honest feedback was given.

Miriam, you're a breath of fresh air in a state of consumers that could use it. SO much concern about "liability", when every day, in most states, real estate agents can (and do) look intelligent. You're paving the way.
