Is It Difficult to Sell a Vacant Home?

     When a buyer goes into a vacant home, it is difficult for them to picture how the house will look with furniture.  Most people are visual and it is easier for them to get a feel for the flow of a house if there is furniture in it.  This is only if the furniture is updated, not over-sized for the rooms, and not too much of it.  The possitive aspect about a vacant home is if the buyer uses their imagination to mentally place their furniture in the house without your furniture distracting them.

     There are a couple of things you can do to make an empty house look better.  First, you can use a minimum amount of furniture, rugs and greenery to make the room look more spacious and give it a focal point.  The second, which is also the best choice, is to hire a home stager to make the house look so good that buyers can't wait to make offers.

     Here are some before and after photos to show you the differences and you can decide for yourself which way would help the sell house sell faster.

Good info... however, for some reason in my local market, the staging just doesn't seem to make that big a difference.  I've staged homes and left them vacant and just cannot see any major differences.   Believe me, my staging is very contemporary and up-to-date.  Our area is a recreational lake area.   I guess folks are more interested in what the shoreline looks like than the inside.  They don't plan to spend a lot of time in the house.  Oddly enough, they really don't seem to care about the interior.

Your before and after pictures definitely show the benefit of staging.  Most of our clients are not willing to stage a vacant house.  But I would definitely take an vacant house over a over cluttered, out dated house.

Great post!   But then again, I might (just possibly) have a vested interest in folks staging their property <G>

Whether it's Kelliwood, Cinco Ranch, or Williamsburg Settlement, Katy real estate, sells better, quicker and sometimes for more money with some staging.

I just had a seller move into their new house but I got them to leave a few items so the house doesn't look so vacant.  It's better than nothing since they don't want to pay for a stager (and I tried for that first).

David you said they don't want to pay for a stager. We need to advise the seller that it is an investment in their largest commodity. Investing in a professional stager could get them more money for the home!  The staging could pay for its self . If the home sells for more you get more money! You know that first impressions are key in this market. Get a professional in your area on your side. It makes all the difference.

Is it difficult?? Years ago I did not think so, but times and the market have changed SOOOO very much that it is important to show buyers how to visualize the space. Staging is key in selling a vacant home as always
