Here's a listing farm letter that is actually starting to pay off!

Earlier this evening I came across a post that gave an example of a letter to send to sellers that was blunt and to the point with respect to the fact that home prices have fallen a little. It drove home what they're asking price is and what the market says thery're willing to pay, and the difference may be a reality check!

I thought that it was really nice of this person to share her letter with us, as a matter of fact, I asked for and was granted permission to use it in my own farming.

So, because of that, I thought I would share a letter that I created and started using about 5 weeks ago, and to my surprise it is actually starting to pay off!

This letter is letter-1 in a sequence of 4. I send out a letter every 5 days for 20 days. then I condense the letters to postcards and continue to send the postcards out every 5 days for 20 days.

as I said before, I started this 5 weeks ago, and I just got 2 listing appointments...1 this past sunday and 1 for thursday coming.

Hi Richard,

On average I get 3 calls. There are times that I send out 100 letters and get zip.  But I know that in order to succeed, I have to be persistant and keep my mailings consistant and targeted. In the direct mail arena, of which I am very familiar, most people don't remember you until you have made contact 6 times...this number is an industry average for direct mail.

So, when I target a particular area, I plan on sending a series of letters, post cards, and phone calls for at least 9 times.

If after the 9th contact, I still get no response, I'll enter them into a different campaign that makes contact once every 6 weeks.

There have been a couple of people that think what I'm doing is "over the top" and cheesy. and guess what? they're right!

However, everything I offer is backed up in writing. I don't promise anything I can't deliver.

The point is, if you're going to get someone's attention, you've got to set yourself apart and make the reader of your letter ask themselves "how can they do this?" because once they're asking themselves that...they're going to pick up the phone and find out.

This is the direct mail industry's golden rule-always address the "WIIFM" formula.

That means, "what's in it for me?"

All people that read any kind of marketing message...they all want to know "what's in it for me?"

They don't care about you, your company, or your logo.

They only care about how it's going to benefit them. Period!

So, once you've identified the things that your particular target is concerned about on a personal level, you can deliver solutions to those concerns and therefore get them to call you.

That is why I write my letters in the way that I do...to get their attention, and then to offer solutions to their concerns by addressing the things that are of benefit to them.

I agree with you Edward. The key is consistency. You can't do it once or twice and expect results right away. One of the rookie mistakes people have made (including me).
