Here is what is happening in the market  for Clover SC, I have taken out some of the new construction that was messing up the days on the market numbers and the average prices. These numbers are taken for the past 3 month period 05/17/08 to 08/17/08

Active-123    Average List Price-$268,719                                                  Average Days on Market- 85

Sold  -27       Average List Price-$208,283      Average Sold Price-$203,006    Average Days on Maket-122

Pending-10    Average List Price-$201,511                                                  Average Days on Market-70

So if I understand this correctly, prices in Clover are down $180K this year with a 347 day reeduction in the DOM ?

Hi Earl, I am sorry, that including Lake Wylie too since it is all the same zip. The days on the market are high due to all of the new construction. When we list these homes on the MLS it is usually just before or just after the home has started being built, so the long days on the market is usually from waiting for the home to be built. This messes up the resale home days on the market, Clover is the hot spot in York County, that is the benefits of having a great school system. Would you like for me to send you a list of the homes that are active and that have sold recently in Clover?
