I hear all the time from other Realtors, 'there is no business.' 

I have successfully acquired numerous clients that have had other Realtors work with them for months without closing the deal.  What's the difference?  Listening is a learned skill.  It's also important when dealing in the low end of the market to talk to the clients lender before you try to 'up sell' them.  Many can not afford more and know it.  If you continue to push higher priced homes they will go to another Realtor who listens.  I also get a 'Buyer's Agent Form' signed when beginining the process.  This commits the buyer to me for a set period.

As sad as it is to see 25% of Realtors leaving the business, there is business out there for those of us who work steadily.  I for one have had to refer business elsewhere because I realize that some people need more assistance than I have time to give.  Despite the lower prices and extra steps for Realtors we're in a GREAT buyers market!  By setting priorities at the beginning of each year and remaining focused things move smoother and everyone is happier.  This is a tough market, but not an impossible one.  Find your niche and work it everyday and you will see you have nothing to complain about.

Well said. I have said it many times, you can't just sit and wait for business to come to you. Won't happen. You have to get out there and work and do it everyday.

T.C, you are right on target. Unfortunately those 25% didn't have to work very hard for earning their business. Now that they have to do something called "Prospecting", they are leaving. In a way it is good because for the agents who stick it out there is business for them. Hello from Woodbridge.

Thanks for the positive response.  I've been busy since January.  I know there's not a lot moving this year, but I'm thankful to have 1 or 2 closings a month.  As most of my business is referral, I feel confident past clients are happy with the service I provide.  That's a reward in and of itsself.  Michael Setunsky is right... "prospecting" sets the 'Lucky Ones' apart from those that expect the phone to ring.  I love what I do because I believe I'm truly helping others.
