The Council on Affordable Housing (COAH) has come up with a new plan for affordable housing and enacted it into law. The new fair share housing requirements will have quite an effect on the towns located in the Passaic Valley region including Little Falls NJ. Under the new state guidelines, Little Falls will be required to create 129 low income housing units by 2018. Municipalities may choose a number of mechanisms for meeting the affordable housing obligations and seek adjustments based on lack of available land for development. The new law has drawn criticism from local officials saying Trenton has gone too far by mandating over-development and passing the burden to the municipalities without adequate funding. There is already an effort underway to challenge the new law on the basis that it is unfair in its assessments and requirements.
