There is a huge opportunity in REO and Foreclosure investing going on right now in this country. There are billions of dollars of inventory with banks in desperate need for someone to take it off their hands, often at tremendous bargains. Bank stupidity over the last decade has created an environment where even small investors can profit from their mistakes...if you can find it.

Even the biggest investors I've talked with are frustrated at the singular lack of access to inventory. You would think that right in the middle of the foreclosure boom you could get your hands on at least some inventory...have you tried lately?

Wouldn't a big time investor be able to work directly with the bank? Surely their money and influence would get them in right? Surprisingly the answer is...no. The fact is, there are only a few access points to real inventory. Don't believe me...go find some. Go searching on the net. Of wait...you probably already thought of that. What you no doubt found if you tried at all is that the inventory is guarded by tens of thousands of intermediaries...the middle men and most of these people in the middle lack the interpersonal skills and negotiating ability to bring about solid results.

Most of the time getting to the available inventory from banks and individual sellers takes a considerable amount of endurance and a few investors with enough time and patience make it past the endless daisy chains and piles of NCND and MFA to get to the good stuff. The only trouble is the boom won't last forever and every day without property in hand is a wasted investment opportunity.

Connecting To The Source...So Many Liars...So Little Time

When I first got involved with foreclosed real estate I believed just about everything I was told about it. I had little choice in the matter because of my extreme naiveté. What I've found is that almost half of what I was told was a load of BS and the other half was dubious at best. In other words there are a lot of desperate people out there trying to make a quick buck without doing any real work to get it and they'll say anything to connect to the tap for a little payout.

Over time I have sorted through most of the infestation and acquired some real sources of inventory. Not surprisingly, the more real the source...the less headache there is to get results. There is a small catch...

...banks do not deal with those who do not already have a connection...don't believe me? Just call up a major bank and ask them if you can buy a bunch of property at one time. When the laughing subsides...on their end...you'll realize you have no choice but to work with those the banks trust to deal with you. Period. Did you catch the subtle meaning there? The banks already have their people in place to move this inventory and if you want some you have to go through their people to get it...no one else.

One more thing...banks only have "Tape" when something goes wrong with a transaction, or they are liquidating. They rarely liquidate no matter what you've heard. When they do it's in the billions...usually when a bank has collapsed.

Make no mistake this is an exceedingly frustrating game to play so you'll need all the help you can get. You have 2 choices...sort through all the stories and intermediary pools on your own to get to the real thing or work with a pro to take you there direct...which one makes the most sense?

You would think with so many banks closing down and the numbers of foreclosures in the US that it would be a buyers market...you'd be wrong. The truth is; banks are in an even more powerful position than ever before. It sounds counter intuitive I know. However, the reason lies in the simple mathematical fact more people with money are trying to invest than the banks have property for you to invest in. simply put, they don't need you...no matter how much money you have and no matter what you've heard. Some estimates put the buying pressure in the trillions while inventories are in the billions. What? You thought you were the only one looking at the trends thinking there's money to be made in this market?

This doesn't mean there isn't inventory to be had...just the opposite, it just means you need a more direct access point and be willing to follow some simple rules to get what you want.
