Dealing With Pocket Listings-- Comments Appreciated!

I am looking for comments and suggestions on 'Pocket' Listings.  I have a client who has a condo that cannot be put into the MLS until the end of November as per the contract.  (New condo building, and they won't let you resell until 6 months after the closing).  Ideally, we would like to have a contract in place and close on it the day after we are "allowed" to sell it.  I'm looking for marketing ideas and techniques that will help me and my client achieve our goals.  I do work in an office of almost 800 agents, and an affiliated office of two or three hundred more, so I would like to take advantage of that.  Any thoughts you might have are greatly appreciated!

Jon,  Does your office have an e-mail distribution system?  If so, you should consider creating an HTML flyer with fabulous photos and sending it out to agents in your office and affiliated office via your office administrator.  I do this all the time as my market area is one that tends to get ignored by agents on MLS.  Some agents do this, but attach a PDF format flier.  I don't think agents take the time to open up an attachment, which is why I send the e-mail formatted in HTML with photos and a description.

Blog it. Blog it here, blog it there. Put it on Craigslist, Trulia, Active Rain, Zillow. You can place the advertisements on all of these websites for free. Get it out there, get ahead of the game.

Contract says you "can't sell" for 6 months.  Does it also say you cannot MARKET it?
