Responding to a Low Ball Offer

I ALWAYS encourage my sellers to counter an offer.  I don't care if the offer that came in is the most ridiculous offer you can think of.  I tell them that we want to keep those lines of commuication open.  Who's to say that the buyer wouldn't come up to where the seller wants?  I at least have them counter back with a full price or take off $100 or so - this conveys to the buyer that they need to come up and hopefully negotiations will keep going.

I also prep my sellers when I take the listing that this may happen and if we do get a "low-ball" offer we are going to counter anyway.  I explain to them that if you shut the buyer off altogether they may lose them!

ALWAYS have your sellers counter with something - it'll pay off in the long run!

Depends. 

If the offer is within range of the list price, a counter of the seller's bottom line makes sense.  Many sellers have priced their properties expecting low offers.

However, if the offer is an insanely low rediculous out of range low, I recommend countering at a bit ABOVE list.

Adam, good point. I always prepare my Clients for those low ball offers. One, never take it personally and two, always counter even if it is at full price. Good Post!

Adam - I agree with your recommendation to respond and recommend a counter offer in most cases.  However, I have seen many times that when dealing with multiple offers especially on bank owned homes and relocation firms that they do not counter offer and request "highest and best offer".  This method can be very frustrating to agents and buyers but I have seen this lead to full price and above full price contract acceptance many many times.

Negotiating any deal that is written is our fiduciary responsibility anyhow. Why not counter all offers. Its just Ink. I always counter!

I also believe in countering low-ball offers!  It doesn't hurt to try, and may end up successful in the end. 

As a seller's agent I have seen buyers who didn't want to come up to a fair price in the first round come BACK and buy the house for close to full price!

Adam.. you have a point and hopefully you have had a chance to point out the great things about the property to steer buyers away from ridiculous offers. But offer times when an offer is way off I think no counter is warranted..I see a counter on a bad offer as rewarding bad behavior..

We had a home listed at $169k and were offered $40k - SERIOUSLY!!  Sometimes you are wasting your time.
