                                           5 Easy Steps when Staging Your Home

Step 1:

Start walking up to your home as if you were the buyers arriving for the first time.. What does your Curb Appeal say (or not say)??

Enter your home though the front door and take a look around... What impression does your home give off??  

Take a notebook with you and make notes of the things buyers may have issues with that may need to be addressed before showing the home. Write down a list of Staging ideas from room to room and any items or furniture that can be moved or made as an accent piece...

Step 2:

Remove all distractions and clutter from the floors, walls, shelves and hallways...this includes family photos, knick knacks and extra furniture. You would like your home to appear as clean & open as possible so pack away all unnecessary items you will not need until after the move.

Store the extra items in the garage or rent a place so it appears you have plenty of storage... Buyers will think your kitchen has NO storage if the counter tops & above the fridge are jammed packed with food and kitchen accessories (even if you have lots of space)... It is all about perception!!

Step 3:

Go around and fix all cracks in the walls & ceilings (buyers notice everything)... Replace or Fix tiles that have become cracked or loosened...

Step 4:

Painting....I know many Sellers think this is for the Buyers to do after they move in but you may be putting many buyers off with your color choice.....The MORE Neutral, The Better!!

If you have ever thought, "I wonder if buyers will like the (insert color) wall or that sponged paint", my suggestion is to just paint it before it becomes an issue. The last thing you need is for buyers to remember the colors of the room BUT not the room itself... Remember you are selling Space, NOT Color or Your Personality!  

Don't want to paint: Use WHITE to Neutralize the dark or loud colored Walls:  White draperies...White items...White lamps...White bedding (bedroom) or throw pillows (living/family rooms) ....White rug over hardwood floors...White also creates natural flow to a room!!

Step 5:

Slice some apples and top it with some cinnamon and place in a warm oven before Buyers come to see your home. The warm inviting aroma will make them want to stay awhile and will make you home seem more cozy and relaxing.   

Taking the time now to stage your home could take weeks off of the "ON THE MARKET TIME" because your home will show better than all the rest in your price range....
